There is a small scuff on the left rear exterior slide, which was caused by the previous owner. Also, two carpet stains exist, but they are not visible as they are under the furniture. The local and visiting consultant was overall impressed with the lay-out and interior and exterior condition of the unit. The full body paint was clean and shiny for this age unit. The unit is protected from the elements and sun under very large car-port style roof. There are a few areas that will need to be addressed or repaired. The seller is willing to discuss with an offer those needs to either be fixed or negotiate the price point. This unit is being sold by the second owner. The unit is smoke-free and animal-free. The unit was very clean and showed well. All interested buyers, the rocking chair and the kitchen table and chairs are not included with the purchase of the 5th. The 38FL model offers a lot of space for a unit under 40ft. Also, with the Redwood manufacture this is a unit that was built to last. This specific unit has been modified in some areas by the owner, they used the unit to live in for a period of time. The rear bedroom, served as a bedroom for their two young children and the slide that would have housed the bed was made into a single bed space. This area was also painted and shows well. The coach would make a great Fixer Upper with plenty of newer updates: the exterior full body paint is glossy, uniform, and shiny, with no visible damage, divots, or gouges. The exterior rear window needs a new seal (pictured). The weatherstripping on the forward roof sides has fallen off (pictured). Two of the five slide floors have been replaced (due to seal leaks), and the seller says the dresser slide-out floor needs to be replaced (pictured). The original tires show 2013 date codes. The roof was fully inspected, stripped, and resealed in the Summer of 2021. New microwave in Summer 2022. New Queen mattress in December 2022. The interior is in fair condition and needs a good cleaning. The bedroom and the living room have newer vinyl plank flooring. The toilet and related plumbing were updated in the Summer of 2022. There are painted walls in the kitchen. The dishwasher foams over, and the seller is unsure of the fix. ACs work fine, but the thermostats are reversed.
