12 foot base. Queen on one side, full on the other. Couch pulls out for a single. Kitchen table/bench seats fold down for a small full (kids). Three burner stove inside. Gas extension outside for an outside grill. Inside toilet and shower and an outside shower hose. Awning. Everything works. Cold A/C. Good heat & a heated mattress. Clean. No leaks, but there are stains from a previous leak at the ceiling vent 2 years ago that we resealed and have watched since. The stains aren't pretty, but do not affect the structural integrity.
