This Rv has a Tag axle for better stability and smoother ride, Plus there is an Air suspension system on the rear axles which really smooths the ride. (it is not a leveling system for when parked). Cab has new seat covers. The condition overall of the exterior is Good to Excellent, there were leaks in the front right corner and rear right corner which have been repaired. I have coated the roof for the last two years with an elastomeric paint and is very solid. The exterior is not show room new, after all it is 18 years old. The awning is huge,, it works,, not perfect, but 90% of it is like new. Very Popular Model, based on a Ford E350 Club Wagon Cab, 8 cyl gas, Automatic, with Overdrive, Electric Windows, Power door locks, Cruise Control, 74,000 original miles. Starts right up,, Runs Super. Brakes are good very smooth, Tires have lots of tread on them, heavy duty commercial truck tires. Dash AC very cold, AM/FM/CD Player, electric entry step and tow package This RV has tons of external and internal storage space,, much more than I can ever use. One Slide out for Jack Knife Sofa,, which give the "living room" a spacious feel. Sleeps 4 - 5 comfortably Includes: Onan 4000 Ky Generator with 290 hours on it, uses gas from the "gas" tank. House Battery is less than a year old Brand New Atwood Water Heater (less than two years since installed) Backup Camera Jack Digital Antenna Brand New Jack Knife Sofa Roof Air Conditioning works fine. Kitchen: Dual Stainless Sink Microwave 4 Burner Oven Refrigerator is Gas / Electric - Freezer is very cold Master Bedroom is in the rear and has a standard Queen Size Mattress. Lots of closet and cabinet space I purchased the Rv two summers ago, my goal was to make sure everything worked and have accomplished that goal,, bumper to bumper everything works. I have completed a number of small upgrades, new Jack antenna, new Water heater, new spare tire, new Jack Knife Sofa. This RV is perfect for boondocking,, especially in the Fall / Early Winter because the Black and Grey tanks, Plus fresh water are all internal and heated. I have seen other RV's just like this selling for $14,000+ but I feel $9,500.00 is a really fair price considering all the upgrades and overall condition A great unit to try out camping without spending fifty thousand on new, and you can tinker on a used unit to your hearts desire BUYER WILL PICKUP RV AT MY LOCATION OR ARRANGE TO HAVE IT DELIVERED AT BUYERS EXPENSE
