This Open Range has many additions and upgrades as listed above. The prices listed are what the dealer charged us for these upgrades and additions. We were the original buyer and the only owners of this RV (to date). It was told to us that it was the first 413RLL off the line for 2015 as we were the first to buy the model directly from the Open Range (Highland RV) factory. It seems Open Range is now Highland RV and the Open Range line of models is no longer being offered by the company. If you're dead set on this particular model then here's your chance to get it. Interior color package is LACEWood facade kitchen ALL DARKWired and ready for a generator but no generator is included in this sale.Auto Leveling SystemStabilizer bars with T-handle locks4 (20 lb) LP tanksFurrion Entertainment system connected to TV (too many features to list but some are DVD player, radio, blue tooth, and regular hooks ups for additional devices)2 Fan-Tastic fans (1 in the kitchen area and one in the bunk room) Very useful to draw in air and vent the unit during days that don't require AC or the Furnace.27" screen TV located above the sink area of the kitchen. Great place if you have toddlers as they can't mess with it.Large underbelly storage area with additional storage room in the generator box until a generator is outfitted. The tires are nitrogen filled and in excellent condition along with a full size spare. The water system box is very user friendly making it easy to hook up city water and or use the fresh water tank. The counter-tops in the kitchen area are all Corian including the floating island. The following excerpts taken from a random RV dealer's website and modified for our purposes: Open Range bunkhouse fifth wheel model 413RLL. This unit features quad slide-outs for added space, dual entry doors, two baths (one wet and one dry), and sleeping for at least 8 individuals. We consider the unit to be a bath and a half. The half bath is located in the bunk room. Toilet with small hand held shower handle. We never used this bathroom much.Enter the door that is centrally located and be greeted by a spacious combined kitchen and living room. There is a slide-out to the immediate left of the door that features the upgraded 12.0 cubic foot refrigerator, pantry and three burner range with microwave oven. A counter top along the interior wall features a double kitchen sink, and flip-up counter on the end. There is also an island on castors that can be moved to wherever you need it most. An entertainment center is located in the corner above the sink for perfect viewing everywhere in the room.On the opposite side of the room there is u-shaped lounge with pedestal tables and overhead storage in place of the dining table and sofa in the main living area. Another lounge chair sits between the double sets of steps that lead up to the front bedroom and bath.Head up the steps closest to the door and find yourself in a complete bath with vessel sink, toilet, linen cabinet and 27" x 57" tub/shower. You can continue through the bath to the hallway that leads to the front bedroom or head up the steps along the U-lounge slide out to enter the master bedroom with king sized bed. The mattress can be included if you want it. It was purchased from Mattressinsider.com for a little less than 700.00 dollars. It is an 8" Luxury Cool-Max Gel Foam RV mattress II. In good shape and always in the optional cover that was purchased with the mattress for 70.00. Its called RV/Truck mattress encasement. Its waterproof, spill proof etc... The bedroom features a hall closet slide-out with dryer prep along with a king sized bed. There is a chest of drawers opposite the bed with optional TV above (we did not buy the extra TV for the bedroom or Bunkroom), plus a wardrobe with sliding mirrored doors and a corner closet that houses the top of the line Splendide washer/dryer combo. This is where we opted to install the washer/dryer combo as an addition to the basic unit. Works great and we loved having this option for laundry.Back through the main living space to the rear bunkhouse and second bath. The bunkhouse features a 72" flip over sofa slide-out and 30" x 74" bunk above. There is a curved bunk along the back wall that spans across to the side wall above the wet bath and rear entry door. This bunk area can be accessed by a ladder provided and has enough sleeping space for two. There is a Euro chair, and desk with overhead storage, plus a space for an optional TV. We removed the euro chair and sold it but left it in the listing so you'd know it was the only original item we decided to get rid of. The loft area is a huge part of the reason we opted for this unit vice the others we were considering. It is huge and works great for guests (younger guests imho) or additional storage. The wet bath off the bunkhouse features a toilet, shower and sink. There is a closet across from the bath and a private entry between the two. Yes, this unit has two entries; one directly into the bunk room and one directly into the kitchen. More specs:Sleeps 7 comfortably and up to 10 with very limited space but technically enough sleeping areas as there is a queen sized blow up mattress in the kitchen. We never used it.exterior width = 8.4'exterior height = 12' 11"Dry weight = 11, 970 lbs our estimate for fully loaded is upwards of 16, 000 to 17, 000 lbsFresh water capacity = 85 gallons We never used the fresh water tank as we always had city water hook ups.Grey Water Capacity = 82 gallonsBlack Water Capacity = 82 gallonsTire size = 16.0Furnace BTU = 40,000A google search will bring up a you tube video showing the model in great detail from a dealer in Utah. Our unit has many upgrades like the U-lounge, TrailAir Air Ride etc... The nitty gritty - Why did we select this model over all the other ones on the market. The bath tub, loft and layout is what swayed our decision. There aren't very many units out there with a bath installed and if you have small children along for the trip the bathtub comes in very handy. The loft area in the bunk room is huge and when it isn't being used for additional sleeping space it becomes an awesome amount of storage. Finally, we felt the layout was one of the best ones on the market at the time and perhaps still is. Great layout in our opinion because you can get into the main bath without entering the master bedroom or at least almost entering it like many units have been set up. The second entry into the bunkhouse makes that area like a small apartment. Very useful for two families on the the outing as it gives the people in the bunkhouse a great deal of privacy and vice versa to those in the master bedroom. You may see other units on the market that are brand new for the same price or lower but they most likely don't have all the upgrades and additions this one comes equipped with so read the ad carefully for a correct comparison. Also, another great reason to buy the unit used is the infamous break in period was all on us. That means the little things that will go wrong with a new unit are fixed or addressed. The valves for the grey and black tanks were faulty and have been replaced by a certified repair facility along with other minor items that are now all squared away. The unit is currently at Wassamki Springs Campground for winter storage (Check out their website if you have a moment). It was properly winterized by us and is currently just waiting for new owners. Any interested buyers will have the option to buy next year's full season at Wassamki Springs as that is our intention if the unit doesn't sell (May 1 to October 1 2016). The unit is in site E-31 and the site is one of the premier sites at this awesome campground a few miles outside of Portland, Maine. We are more than willing to have the unit checked out by a local RV shop to ensure everything is good to go prior to sending it out for delivery. We recommend Seacoast RV (a google search will bring them up) because they are the biggest and best to work with that we've found in the area. We have no affiliation with them so you can rest assured that whatever they state about the unit was not influenced by us. If anything is out of line with this awesome fifth wheel we'll have the work done via the extended service agreement and or whatever it takes. Then we'll have the unit sent out to you via your choice of delivery. If the Buy It Now price is used then we'll consider helping with shipping/transportation costs. As you can see we're a 100% positive feedback, long term Ebay user with five star ratings for all transactions and we plan to keep it that way. Although please note this is the first automotive type sell we've done using Ebay so please bare with us if doesn't go flawlessly. Thanks for looking at out listing and if you have any questions at all please don't hesitate to email us through Ebay. We also have more pictures available upon request. David and Rachel
