This 5th wheel is Arctic insulated with all connections inside and double paned windows. Currently being used as a Winter Ski home in Ruidoso, NM, as well as a SUMMER escape from Texas heat. This RV space comes with a full 10x20 covered deck, with smaller back deck extension open for sun bathing. Deck is fitted to the Excel (can be driven away with minor rain board removal) on a year round RV Resort with premier space open to forest, convenient to wandering Mule Deer. It has been fenced with removable panels for secure under overhang storage (locked door) and wind protection, including heavy vinyl skirting Velcro'd for easy removal. Full private bathroom with shower, toilet, sink, washer and dryer. Toilet has been converted to standard flush toilet, with direct sewer connection, so there is NEVER a "MIDNIGHT FULL" need to dump in cold weather, making it more livable for us senior skiers. At Ski Apache, those over 70 ski FREE. Ski Apache is just 12mi up to a great 9300 elevation, with ski lift including Gondola that is open even for Summer use when you are not at Ruidoso Downs horse track or Indian Casinos. (If you wish to move the RV, the toilet can easily be disconnected from the sewer system and reconnected to the "black water" tank). An added convenience is your own stacked WASHER & DRYER located in glassed shower bathroom on upper level. The deck is fully furnished to include : a gas grill, counter top convection oven to keep from heating up the rig in summer, a small refrigerator/freezer, a propane firepit, TV connections, full blinds for privacy and darker TV viewing, and rain & wind protection. The living room has bay windows in the back to watch deer in the open forest. Included: a new electric recliner with vibrator and heating unit, LCD TV above electric fireplace, a smaller TV in the bedroom, surround sound, BlueRay/DVD, auto roof vents, couch/pull out queen bed that really is comfortable with electric mattress heating pad. The master bedroom has a queen bed with under-bed storage, full-width mirrored closet, covered roof vent, and folding door for MBedroom privacy when guests use bathroom (making bed is therefore optional, no one sees it). Though this rig is 10 yeas old, it has been stationary since Jun 2013 at Pine Ridge RV, 124 Glade Dr so not much wear and tear from the road (we had it professionally moved from Tucson AZ dealer, wt for hauling is gvwr 14000.
