The RV has been stored covered since the seller purchased it and is always plugged into full 50 amp service with the HVAC system running to prevent any odd smells or humidity issues. The exterior shows a little dust and dirt, but the seller states that it will show well with a good bath, wax, and polish. There is some duct tape residue on the exterior front cap and sides where he had an awning taped to the sides in the winter, and it will need some adhesive remover to remove it. The seller says the double recliner seen in the living room pics will be removed and replaced with the original furniture that came in the RV. This Unit is a Beautiful Luxury 5th wheel with 4 slides. MSRP was $136K. Purchased in Corpus Christy in Jan 2013 for $106k which included a dealer installed Onan 5500 LP Generator and Gen Prep.  Used for only 3 to 5 month each winter it’s in excellent condition. I wash & wax unit twice a year and treat roof with protectant. Here are many of the unit attributes.  New England Cherry Wood, Cabinets Doors and Trim throughout.  Corian counter tops cover Kitchen Counter, Island, Sinks and Bath Vanity.  Kitchen Island has a deep double stainless steel sink. GE Convection/Microwave Oven is vented. Range has 3 Burners W/Large Oven and recessed Corian Cover. Refrigerator is a 13 Cu/Ft Dometic 4 door side by side with ice maker and water in door. The kitchen table slides to seat 2 or 4. With 4 chairs, 2 are cherry backed with storage under seat & 2 folding. The Bedroom has a 2015 King Size Sleep number bed with wireless remote there’s a 26" Samsung LCD HDTV attached to the bedroom Vanity Slide. The Vanity slide has 9 drawers, 2 upper cabinets and a window. Built-in Cedar Closet with a wardrobe dresser built in shelves and Keyless Safe. The living room has 40" Sony LCD HDTV and Home Theatre System with Surround Sound and speakers located throughout the RV. The TV retracts with a power lift behind an electric Fireplace with fan all this is surrounded by beautiful cherry cabinets with a Picture Window sectioned with screens. All Windows are double pane Low E high privacy windows. Living room, bedroom and dining floors have a Honeycomb Beige Carpet “just steam cleaned” Mar 2017. There is 16” tiled floors in the Entry, Kitchen, Bath and Hallways. The living room has an L shaped couch w/detachable L section and 2 Recliners with Faux Leather. Unit has a Central Vacuum System, and is Washer/Dryer prepped in a double door closet. There are two 15.0 Dometic Lo/Pro Air Conditioners one with a Heat Pump that are ducted. It has a New 12 Gal Water Heater installed 2016. It has a 40K BTU Suburban Res Furnace ducted through-out, heated storage, a keyless entry door with separate screen door with clear vinyl inserts for cold weather and a 4 Step Entry. There is a Fantastic Fan w/rain Sense/Remote and FanMate4 Vent Cover in the main living area and a 4 speed ceiling bath fan with Cover and external FanMate4 Vent Cover in the Bath. Unit has a dual 6V Battery System with Slide shelf, Power Management System, Level Up Side to Side level Sys, One-Touch leveling w/wireless remote, Hydraulic Rear Stabilizer Jacks, Trail Air C/P w/Tri Glide Pin Box, 2"Hitch Receive & wiring. There is a Detachable Rear Ladder, RVIA Seal, enclosed 2 - 40lb LP Tanks on slide. The storage compartment is full pass-through with a two direction floor slide. The tires are 17.5" J Micheline with a Spare in the recessed carrier.
